How Much Does Self Storage Software Cost? Per Unit, Flat Rate and Quote Pricing

The subscription is the number vendors quote, and for most facilities it's the smaller part of the bill. How storage software is priced, what published list prices look like in 2026, and the costs that sit on top: card processing, texts and setup.

Where vendors publish a price at all, self storage software costs about $1 per unit per month or a flat fee starting around $90 a month. QuikStor lists $1 per unit, capped at $295 per facility. Storeganise lists $90 a month billed yearly. Several well-known vendors, including Storage Commander, 6Storage and Yardi's self storage edition, don't publish a price and quote each operator instead.

For most facilities the subscription is also the smaller part of the bill. Card processing, texting, setup and the website all sit on top, and processing alone can cost more than the software. Every list price below was checked on the vendor's own site in September 2026.

Self storage software cost by pricing model

There are four patterns. Which one a vendor uses tells you how the bill moves when you add units or open a second site.

Per unit, per month

You pay a set amount for every unit in the system, rented or empty. QuikStor's pricing page lists $1 per unit per month with a maximum of $295 per facility, on month-to-month terms.

That cap is the interesting part. At list price, a 600-unit facility pays the same $295 as a 295-unit one.

Per unit with a monthly minimum

Yardi publishes this model for its residential software: Breeze at $1 per unit per month with a $100 monthly minimum, and Breeze Premier at $2 per unit with a $400 minimum. Its self storage edition isn't priced that way. Yardi's own pricing post says Breeze Premier for storage needs a conversation first.

Minimums matter more to small operators than the per-unit rate does. A 60-unit facility on a $100 minimum is really paying about $1.67 a unit (worked example).

Flat monthly rate

Storeganise lists $90 a month billed yearly, with setup included and two onboarding calls. The same page says the exact quote depends on your number of locations and total units, and that add-ons and a marketing website may carry extra fees. So read a flat rate as a starting point. It rarely stays flat once you grow.

Quote only

Storage Commander names its plans (Establish, Optimize and Pinnacle) and prints no prices. 6Storage says on its pricing page that it doesn't list fixed pricing, and quotes on unit count and workflow. Quote-only pricing isn't a warning sign on its own. It becomes one when a vendor won't put every line item in writing.

What a 60-unit and a 600-unit facility actually pay

Here's how a cap and a minimum play out at four facility sizes. This is a worked example using two published list prices, per facility per month, before setup, add-ons or processing. Yardi doesn't sell its residential pricing to storage operators. It's in the table to show how a minimum behaves.

A cap rewards big sites and a minimum punishes small ones. If you run a 60-unit rural facility, negotiate the minimum, not the per-unit rate.

Self storage software cost beyond the subscription

Ask every vendor for a total monthly cost at your unit count, with everything below included. The software fee is the number on the brochure. These are the numbers on your statement.

Card processing is usually the biggest line

Stripe's published US rate is 2.9% plus 30 cents per successful card payment, and 0.8% for ACH bank debits, capped at $5. The processors storage software runs on set their own rates, but Stripe's list price is a fair benchmark.

Take a 300-unit facility at 90% occupancy with an average rent of $100, everyone paying by card. At Stripe's list rate that's 270 payments at $3.20 each, or about $864 a month. That's nearly three times QuikStor's capped software fee for the same site. The same 270 payments by ACH would cost $216. (Worked example at list rates. Your rent mix and processor will change it.)

So ask whose processing you're required to use, and what the rate is for cards and for ACH. In Smart Storage Software, processing is set up inside the platform through Fortis, so card payments and autopay for storage rent post straight to the tenant ledger.

Can you pass card fees on to tenants?

Sometimes. Visa's US merchant rules allow a surcharge on credit card payments of up to 3%, or your actual processing cost if that's lower. Debit and prepaid cards can't be surcharged at all, and the surcharge has to show as a separate line on the receipt.

State law matters too. Visa's guidance, dated February 2024, lists Connecticut, Maine, Massachusetts, Oklahoma and Puerto Rico as banning surcharges outright. Check your state and your rental agreement before you add one.

Texts and email

Texting is cheap at cost. Twilio's US price list shows $0.0083 per outbound SMS segment, plus a carrier fee of $0.0035 per message on AT&T and $0.0045 on T-Mobile and Verizon. A local number is $1.15 a month.

A 300-unit facility sending each tenant four texts a month sends about 1,200 messages. At Twilio's rate plus the Verizon carrier fee, that's roughly $15 (worked example, and a long message bills as more than one segment).

What people don't expect is registration. US carriers require business texting to be registered under A2P 10DLC, and Twilio's fee article lists $4 to register a low-volume brand or $46 for a standard one, $15 to vet each campaign, and a monthly campaign fee of $2 to $10.

Email costs even less. Amazon SES charges $0.10 per 1,000 emails, so 5,000 reminder emails would cost 50 cents. If email shows up as its own line on a software quote, ask why.

Website, setup and contract terms

Websites are often extra. QuikStor lists a hosted WordPress site at $25 a month per facility, Storeganise says a marketing website may cost more, and 6Storage lists website design as a separate offering.

Setup varies more than anything else on this list. QuikStor lists a $999 implementation fee. Storeganise lists setup as free. Get the setup fee, data migration and any training days written into the quote, because data migration is where surprise invoices come from. Nobody knows how messy the old data is until they open it.

Then check the term. Storeganise's $90 is the yearly billing price, and Yardi's cheaper $1 Breeze Premier rate for residential comes with a 12-month contract. A lower monthly price on an annual term can cost more than a month-to-month plan if you leave after four months.

Questions that pin down your real self storage software cost

  • What's my total monthly cost at my unit count, with processing at my average rent?
  • Is there a cap per facility, a monthly minimum, or neither?
  • Whose card processing do I have to use, and at what rate for cards and for ACH?
  • Texts: billed at cost, marked up, or included?
  • Setup, data migration and training, each as a written number.
  • Month-to-month or a fixed term, and what leaving early costs.
  • What happens to the price when I add a second location.

Put every vendor's answers side by side in one sheet. The cheapest subscription often isn't the cheapest year.

Is per-unit or flat-rate pricing better for a small facility?

Per-unit pricing with no minimum is usually cheaper for a small site. Check for a monthly minimum first, because it can push a 60-unit facility's real cost well above the per-unit rate.

Are card processing fees included in storage software pricing?

Usually not. Processing is charged per payment on top of the subscription, and at Stripe's published 2.9% plus 30 cents it can cost more each month than the software itself.

Can I charge tenants a credit card surcharge?

Visa allows up to 3% on credit cards, or your actual processing cost if that's lower, and none on debit or prepaid cards. Some states, including Connecticut and Massachusetts, ban surcharges entirely.

Why don't storage software companies publish prices?

Most price by unit count and number of locations, and bundle different modules, so they quote each operator. Ask for the quote itemized, with setup and processing included, so you can compare vendors line by line.
